• obtain references and credit checks

• provide you with information on current safety regulations

• prepare and execute the tenancy agreement

• organise and manage the tenant's deposit in an official deposit holding scheme

• prepare the inventory and conduct a state of repair assessment on the property

• check in / check out the tenant and agree the inventory

• rent collection 

• transfer rental income to your account and provide statements of account

• manage and arrange any necessary repairs 

• inspect the property periodically and feedback to you

• provide tenants with notice at the end of the tenancy agreement

• re-let the property as quickly as possible to minimise any void periods

• deal with legal aspects of the tenancy and property including non-payment, harassment, problems with squatters and evictions.

 

2. Standard Lettings Service - sourcing the right tenant and collecting the rent on your behalf.  Management and maintenance of the property remains your responsibility.
